We’ll help you find a buyer for your home

Our Assisted Sale service gives you added expertise and support when selling your current home. So, whether you are looking to move up the property ladder, or downsize to something smaller, we can help you sell your existing property and move into your new Ogilvie home. We will even pay your Estate Agents’ advertising costs, and will organise and pay for your Home Report.

As soon as you reserve the Ogilvie home of your choice, we will arrange to have your existing property valued by two independent local Estate Agents. When we have mutually agreed the price you would accept for your property and are happy with a figure to commence marketing (subject to Home Report Valuation) your reservation fee will become non-refundable, you will enter into conditional missives for the purchase of your new Ogilvie home.

We will then arrange and finance a Home Report for your existing property and immediately start to market it through the Estate Agents. All we ask is that you provide reasonable access to your property to let potential purchasers view it, and that you ensure your home is well presented during these visits to help its marketability.

If a buyer for your existing property has not been found within 8-12 weeks of the marketing commencing, then either party can choose to terminate the missives for your purchase of your new Ogilvie home.

If, on the other hand, an offer at or in excess of the asking price has been received, then you simply proceed with the purchase of your new Ogilvie home with the comfort of knowing that your existing property is sold.

The Assisted Sale service is subject to an independent Estate Agent carrying out a valuation on your property, upon the instructions of Ogilvie Homes. Your property requires to be inspected inside and out by Ogilvie Homes Part Exchange Manager or an authorised officer of the company. An appointment will be agreed with you in advance to arrange access.

Together with the Part Exchange Manager, you will mutually agree a fair market value and sales strategy for the sale of your property. From this point, the reservation fee which you paid towards your chosen Ogilvie Homes property will be non refundable, unless the company receives adverse reports which Ogilvie Homes believe will jeopardise the effective sale of your property. If you cancel the reservation of your new Ogilvie home once the price and sales strategy for your existing property have been agreed, you will be liable for all estate agency costs incurred. For the avoidance of doubt, in this event, your reservation fee will not be refunded. Once the market valuation and sales strategy for the sale of your property has been agreed and the Estate Agent chosen, Ogilvie Homes will instruct the appointed Estate Agent to carry out a Home Report for your property.

You will allow the appointed Estate Agent to market your property for a period of 12 weeks, but the said period will be extended at Ogilvie Homes option to a period of 16 weeks in the event of someone expressing an interest in purchasing your property. Ogilvie Homes will agree to pay the Estate Agents marketing costs to include advertising and the cost of the Home Report.

You must sign and return “conditional missives” for your new home purchase to Ogilvie Homes within 14 days of reservation (through your nominated solicitor). Failure to do this will result in the marketing of your property being suspended. Any additional time that it takes to have your missives returned will be deducted from your 12 week marketing period for your property.

It is expressly a condition of the Assisted Sale service that you utilise the services of Ogilvie Homes nominated firm of Financial Advisors to arrange the mortgage finance for your new property.

The entry date for your new property is indicative only. Should an offer be received for your existing property at the agreed price, please be aware that the dates for your new property can be subject to change and therefore, you may need alternative temporary accommodation and/or arrange bridging finance to facilitate the purchase of your new home. Although every effort would be made to try to co-ordinate the dates Ogilvie Homes are under no obligation to contribute to these costs.
